SMC is a patient and opportunistic investor focusing on long-term returns. Our team has been together for many years maintaining a large network of industry professionals. Each year we look at several hundred opportunities, but only two or three typically meet our investment criteria.
Investment properties must meet these conditions:
- Fully permitted land for development or existing “value-add” multifamily apartment properties
- Build at a cost basis under current replacement value
- Cogent strategy for value creation and NOI growth through prudent asset management on a deal by deal basis
- Exit strategy for selling assets into favorable markets
- Equity Investors to receive preferred returns of 7% – 10% with targeted IRR’s of 16% – 21%
