SMC Management Corp.’s next project in Worcester, MA will be a fantastic, 185-unit, Market Rate building constructed over a double parking podium; situated across the street from Polar Park baseball field. Market Square Architects has been working on the design along with the team from Bohler. Together with Rich Mazzocchi from Tremont Development Partners, the team has successfully obtained the Final Site Plan approval from Worcester Planning Board; and we expect to be soliciting proposals this summer for its construction. The project should be completed and ready for occupancy by early Fall 2027.

Bozzuto placed the second half of the elevated deck last week. This week the framers arrived with a mobile crane and 40 +/- carpenters. The trusses are being set, and the 3rd floor sheathing should be installed by the end of the week. A portion of the crew will break off to frame the walls on the South phase of the deck. Below the podium, the site contractor has started connecting the drain line to the oil/water separator.

Bozzuto Construction has completed the steel erection, and today, they placed the second half of the slab on deck. The framing subcontractor has been onsite laying out the walls for the second floor, and the mobile crane is scheduled to arrive to start loading the lumber. This project is the first one in a long time where we have a framing subcontractor who will be “stick building” the project, instead of utilizing pre-manufactured wall panels. In the meantime, Bozzuto has been conducting Pre-Installation meetings with key subcontractors (such as roofers, drywallers, siding subs,…) in order to make sure everyone is on the same page, and they all have a better chance to get started on the right foot.

In the heart of downtown Worcester, MA, in the shadow of City Hall, SMC Management’s newest project is located at 5 Madison Street. This five-story wood framed building will sit over a parking podium that will also house the Leasing/Community Space and a couple of small retail uses. Bozzuto Construction will be building a second-floor outdoor Courtyard Patio just blocks away from Polar Park and the World Famous Coney Island Hot Dogs. We expect the steel erectors to arrive next week, with wood framers starting around the beginning of May.

Callahan Construction’s siding subcontractor has two lifts on every wall of the building and only has a handful of sliders left to install. The roofers have wrapped up the main portion of the roof, and will come back to install the edge metal, once the siding & trim is brought up to meet them. The rooftop condensers for one half of the building are staged, and the team is installing the dunnage, and tying the units into the line sets, and electrical disconnects. The electrician, and site contractor, have installed the infrastructure for the permanent power (including a forest of bollards around the transformers), and N-Grid is about a month away from having power brought to the site from the local substation.

Callahan Construction continues to make great stride at our Poet Hill project in Worcester, MA. Their entire team of staff, and trade partners are working together and have a smooth “flow” to the work – in Block D, the cabinets and countertops are being installed; in Block C, the drywallers and painters are moving through the units; in Block B, the MEPS trades are roughing-in and the insulators are buttoning up the walls & ceilings; and in Block A (where they celebrated the Topping Off last month), they are completing the plumbing, and non-weathertight rough-ins (sprinklers, feeder cables,…); and outside of the building, N-Grid is working on bringing the power to the site, the siding crews are about one halfway done with the siding, and the team is getting ready to apply the waterproofing to the courtyard deck.

Things are really shaping up at Poet Hill Place; SMC Management’s 210 Market Rate apartment project in Worcester, MA. No matter how you approach this area, – whether from I-190, or I-290, this beautiful project, being built by Callahan Construction looms over the horizon. The exterior of this building is a beehive of activity. Shawnlee – the framers are about to complete the “Topping-Of” of Block “A”; and the Air/Vapor Barrier team is working in the Courtyard, and the North face of Block “B”; the window & slider crew is following in the same area as the AVB team; and the siding installers are in the Courtyard, and starting on the Eastern elevation. The roof has a completely separate group of trade partners working: the safety crew is preparing for the upcoming lift-day for the rooftop condensers; the carpenters are installing blocking and nailers for the roof deck; so the roofers can continue with the insulation & TPO Roofing, and the electricians, and HVAC subcontractors are bringing the linesets, and electrical feeds up to the mechanical parapet walls.

Aberthaw Construction is progressing towards an Occupancy Permit by the end of September – just in time to start leasing in early October. Preparations are underway for final paving next week, and the MEPS trade partners are busy wrapping up the start-ups & punchlist for all the finishes in the 80 unit, Market Rate project.

Aberthaw Construction is progressing quickly towards an Occupancy Permit in mid-late September. Their landscapers are installing plantings, and the site contractor is wrapping up the sidewalks, and getting ready to final pave the project. With finishes being completed, the interior designers are getting ready to install the FF&E in the Community Spaces, the Leasing Offices, and the Model Unit.

The team of roofers, framers, and siding installation subcontracts have the building weather-tight, and the MEPS subcontractors have completed the rough-in for the first ½ of the main floor level. The painters have painted the ceilings, and primed the walls. This has allowed the gypsum subfloor crew to prep for installation of Gyp-Crete – which will be installed by the time this video airs.

We have obtained the Temporary Certificate of Occupancy for 3 Sanders Street (full Cert of Occup expected on Tuesday of next week). This clears the way for our Management Team to start leasing units. 5 Sanders Street is right behind this building, but the lack of staffing in the Inspectional Departments in Nashua will push the full acceptance off until just before Thanksgiving. IN the meantime, the contractor will be finishing the completion of the units in 6 Sanders Street, and hopes to have the Certificate of Occupancy by and the project completion) by mid-December.

Sitework at Taylor Pointe is moving along, Sidewalks are being complete. Patios are being prepped for brick pavers, and landscapers are installing irrigation system – plantings are scheduled to be installed by the end of the month. On the interior of all the buildings, the fire alarms are being tested, elevators are being adjusted, and Final Inspections are being lined up.

The contractor is moving towards the obtaining the first Certificate of Occupancy for 4 Sanders Street, and 5 Sanders Street. Once those Certificates are obtained, then 6 Sanders Street will follow roughly one month later. The curbing, and sidewalks are being installed, and landscaping will start by the end of the month.
