Investment Process
SMC is a patient and opportunistic investor focusing on long-term returns. Our team has been together for many years maintaining a large network of industry professionals. Each year we look at several hundred opportunities, but only two or three typically meet our investment criteria.
We are highly focused on purchasing fully permitted land for development of multifamily apartment communities and purchasing existing “value-add” multifamily apartment properties.
Our Criteria
- Build at an effective cost basis based on our business template developed by years of experience
- Buy “value-add” properties under current replacement value to be “re-positioned”
- Implement a cogent strategy for value creation and NOI growth through prudent asset management on a deal by deal basis
- Exit strategy for selling assets into favorable markets
- Equity Investors to receive preferred returns of 7% – 10% with targeted IRR’s of 14% – 18%
