SMC Management Corp.’s next project in Worcester, MA will be a fantastic, 185-unit, Market Rate building constructed over a double parking podium; situated across the street from Polar Park baseball field. Market Square Architects has been working on the design along with the team from Bohler. Together with Rich Mazzocchi from Tremont Development Partners, the team has successfully obtained the Final Site Plan approval from Worcester Planning Board; and we expect to be soliciting proposals this summer for its construction. The project should be completed and ready for occupancy by early Fall 2027.

At The Residences on Madison, SMC’s 102 unit Class A, Market Rate project in the heart of Worcester, Bozzuto Construction continues to battle winter on one hand, and challenging soils issues on the other. One half of the high foundation walls are complete, and the foundation crew is expected to be wrapped up by the end of February. This will be just in time for the structural steel crew to start erecting the podium for the second floor; and the framing crew is anticipated to start by the end of March. As warmer weather approaches, the site crew will focus turn their focus to utility work, and improvements along Madison Street, and Beacon Street.

Things are moving along at the RESIDENCES ON MADISON – SMC’s 102 unit, Market Rate project in Worcester, MA. The Greener Group (Bozzuto’s site contractor), and Sea & Shore (their SOE subcontractor) have installed the last of the piles, and are working together to install the lagging, which will allow the team to excavation down to the footing grade. From there, Form-Up Foundations can place the concrete along the balance of the exterior walls. Next month, we expect the steel crew to be erecting the structural steel.

If you are in the Worcester, MA area, near Polar Park, swing by SMC’s Residences on Madison project. This 102 unit Market Rate project is being constructed by Bozzuto, and has been designed by Market Square Architects. The foundation crew is almost 1/2 way done, while Sea & Shore is continuing with the piles & lagging along Beacon Street. Steel is scheduled for next month, and wood framing will start in March.

The temperatures at Poet Hill Place hasn’t seen “bearable” weather for over a week – and have we mentioned that its windy on top of this hill? Callahan Construction hasn’t been able to fly trusses, or effectively use the boom lifts due to the cold & wind. Meanwhile inside, the MEPS crews are moving ahead with rough-ins & are expecting the municipal inspections in the next few days in order to start drywall next week.

No matter which direction you approach Poet Hill Place from, it is apparent that this is one of Worcester’s most impressive project. SMC’s 210 unit project commands the horizon from every angle. Callahan Construction has reached the roof on over half of the project, and the MEPS trade partners are working feverously to complete their rough-in activities in the first zone (Zone “D”) of the building. The roofers, and air/vapor barrier & window crews are drying in Block “C”, while the framers are busy setting trusses & wall panels on the upper floors of Block “B”, and on the third floor of Block “A”.

In the cold winds of Worcester, MA Callahan Construction are pressing on with the framing of SMC’s Residences at Poet Hill. With roughly 150 trade partners working in unison, the roofers have completed the TPO on Block “D”, and has stocked the roof for Block “C”. The MEPS rough-in continues in Blocks “D” & “C”, and the framers are focusing on Blocks “B” & “A”.

Aberthaw Construction is progressing towards an Occupancy Permit by the end of September – just in time to start leasing in early October. Preparations are underway for final paving next week, and the MEPS trade partners are busy wrapping up the start-ups & punchlist for all the finishes in the 80 unit, Market Rate project.

Aberthaw Construction is progressing quickly towards an Occupancy Permit in mid-late September. Their landscapers are installing plantings, and the site contractor is wrapping up the sidewalks, and getting ready to final pave the project. With finishes being completed, the interior designers are getting ready to install the FF&E in the Community Spaces, the Leasing Offices, and the Model Unit.

The team of roofers, framers, and siding installation subcontracts have the building weather-tight, and the MEPS subcontractors have completed the rough-in for the first ½ of the main floor level. The painters have painted the ceilings, and primed the walls. This has allowed the gypsum subfloor crew to prep for installation of Gyp-Crete – which will be installed by the time this video airs.

We have obtained the Temporary Certificate of Occupancy for 3 Sanders Street (full Cert of Occup expected on Tuesday of next week). This clears the way for our Management Team to start leasing units. 5 Sanders Street is right behind this building, but the lack of staffing in the Inspectional Departments in Nashua will push the full acceptance off until just before Thanksgiving. IN the meantime, the contractor will be finishing the completion of the units in 6 Sanders Street, and hopes to have the Certificate of Occupancy by and the project completion) by mid-December.

Sitework at Taylor Pointe is moving along, Sidewalks are being complete. Patios are being prepped for brick pavers, and landscapers are installing irrigation system – plantings are scheduled to be installed by the end of the month. On the interior of all the buildings, the fire alarms are being tested, elevators are being adjusted, and Final Inspections are being lined up.

The contractor is moving towards the obtaining the first Certificate of Occupancy for 4 Sanders Street, and 5 Sanders Street. Once those Certificates are obtained, then 6 Sanders Street will follow roughly one month later. The curbing, and sidewalks are being installed, and landscaping will start by the end of the month.
